400 Richest in U.S. Worth $2 Trillion
According to new research from Forbes, The 400 richest people in the U.S. are now worth a record total of $2 trillion. Entry into this prestigious group starts at a net worth of $1.3 billion, while the average net worth of the group is $5 billion. Topping the 400 Richest list for another year was Bill Gates, with a net worth of $72 billion. Warren Buffett ranks as the second wealthiest American with $58.5 billion - despite having given away about $1 billion last year.
In a recent column, CNBC Wealth reporter Robert Frank offers some perspective on how much $2 trillion really is, starting with the fact that it is “more than the combined net worth of half of all Americans. The bottom half, of course.” Here are more of Robert’s comparisons:
•$2 trillion would pay for all of the existing home sales in the U.S. in 2012 and 2013 year-to-date!
•$2 trillion is more than the annual GDP of Italy, Mexico or Canada.
•$2 trillion is equal to the Federal Reserve's holdings of publicly traded U.S. Treasuries.
•$2 trillion would fund all government spending through July of this year.
•$2 trillion is equal to about two-thirds of all taxes to be collected in the U.S. for 2013.

Luxury Home Staging * Sell Your Home FASTER!
Selling a luxury home presents a host of challenges, as the sheer cost of the property means that different rules apply. The bottom line is that luxury real estate is harder to move, so it is important to pull out all the stops when it comes to selling your luxury home.
A luxury residence needs specialized attention. There are creative tactics that can be implemented to realize greater market potential. This is important because your potential buyer is looking at your home to be a reflection of their new desired lifestyle.
Buyers are buying a dream – they want to feel as though they are moving into their new home, not your old home and lifestyle. They need to be able to imagine them and their things in the home. If the furnishings are not relatable to your high end buyer's style and taste preference, the buyer will not identify with the home emotionally. Staging a luxury home with the wrong furnishings can actually deter a buyer.
Highlight your home's strengths, downplay its weaknesses and appeal to prospective buyers with these secrets.
What is Home Staging?
Home staging is the act of preparing a residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property's appeal by transforming it into a welcoming, attractive product that anyone might want. (wikipedia)
Does Home Staging Work?
Many studies and research have shown that a staged home:
Sell FASTER in any market
Have a HIGHER perceived value
IMPROVE Marketability
Shortens
8 Low Costs and No Costs Home Staging Tips
1. Move it
Simply rearranging the furniture can reenergize a room. Add and remove furniture, lamps, rugs, and accessories from other parts of the house to create a whole new look. Mirrors are particularly useful when it comes to updating a room. Try one out in different rooms to see where it fits best. Even just moving a mirror to a different wall can create a more welcoming feel
2. Plant it
Houseplants are a generally undervalued design component that can add texture, warmth, and color to any room. Just drop plants in their store containers into decorative planters. Small plants can be moved easily and regrouped to change a room's look, while larger ones make a statement on their own. Group plants of differing heights, fullness, and color for the most dramatic effect. "It's important to have plants that are well maintained and in tip-top condition."
3. Paint it
Paint is one of the easiest and most cost-effective ways to make a substantial change. Use dramatic colors in powder rooms and dining rooms, and more neutral colors in living spaces. When selecting colors, "be sure to ask, 'What am I trying to do? How do I want this to feel?'" "And always, always do a test before you paint the whole room."
4. Organize it
"Clutter just happens," So neaten up!" A variety of organizing tools to make a space feel polished while maintaining utility. Hooks and shelves inside the door give people a place to hang coats and keys, while canvas bins or natural baskets help contain magazines and mail. "Just a row of hooks preattached on a board is so easy to install," and shelves are a great way to neatly display collectibles."
5. Hide it
Have a banged-up wall? It may be easy to camouflage. Paintable wallpaper (available for as little as $16/roll from Creative Wall covering) will smooth out an uneven wall or hide minor dents and dings. Adventurous home owners can even try a simple two-step painting process for a more complex finish. Professionals suggest applying a solid base coat, then a glaze.
"These days, it's pretty user-friendly," your intent should never be to mislead buyers; be sure to disclose flaws that would affect home value.
6. Replace it
Cabinet handles, switch plates, and other small pieces of housing hardware can update a home for just a few dollars apiece. Professionals suggest scanning each room to see what looks worn or outdated and then replacing it. Inexpensive quick-connect faucets can make upgrading the look of your bathroom a snap. Just be sure to measure before you go to the hardware store. Some sinks are drilled for an eight-inch spread. Others require just four inches.
"And don't forget the toilet seat," fresh towels and a new toilet seat go a long way toward making a bathroom feel clean and new."
7. Light it
Lighting can have a major impact on a home's look and feel. Whether a room seems dark or too bright and harsh, try "layering" the lighting by adding accent pendants and lamps. Make sure they have independent controls, so that you can turn them on and off at will.
"Light is such a mood setter," you can create a cozy feel just by turning down the lights." Add dimmers in the dining room, bathrooms, kitchen, and even the hallways for less than $4 each. Then adjust the lighting to create the mood you want.
8. Clean it
Turn a critical eye to the flooring to make sure it's up to snuff. Scrub grout and seal natural stone. Rub out scratches and nicks on wood floors with scratch cover. "Get down on your hands and knees and detail the floors.”It takes a little elbow grease, but the results are well worth it." Vinyl flooring is a bit harder to spruce up but usually can be replaced easily and inexpensively. (credit Realtor.com for the 8 tips)

Warren Buffet and Hedge Funds are Putting Landlords out of Business
Hedge Funds are taking over the real estate investing world. They're putting little landlords and wimpy wholesalers like you out of business every day. Don't believe me? Believe the Wall Street Journal, CNN, and Warren Buffett ...
"The Next Big Thing on Wall Street"
"The business of buying foreclosed homes, renovating and renting them out is morphing from a largely mom-and-pop business into the next big thing on Wall Street.
Blackstone Group LP has become the biggest U.S. investor in single-family rental homes by spending more than $1 billion since the start of 2012 to acquire more than 6,500 foreclosed homes ... fresh evidence that the purchase of foreclosed homes, which began as a mom-and-pop pursuit, is gaining legitimacy among the biggest private-equity firms."
"A Land Grab Unlike Anything We’ve Ever Seen"
"The Blackstone shopping spree, and those of half a dozen other big investment firms and hedge funds, could radically change the local home landscape, as big-money brokers compete with first-time buyers and mom-and-pop landlords over homes in tight supply.
'It's a land grab unlike anything we've ever seen," said Peter Murphy, CEO of Home Encounter, the largest manager of rental homes in Tampa Bay. "You're going to drive through parts of town and all of it is going to be institutionally owned.'"
"Wall Street’s Hottest Investment Idea: Single Family Homes"
"Large real estate investment trusts and private equity funds have generally focused on commercial real estate. That appears to be changing, and fast. Wall Street's hottest investment idea is now single family homes."
"Faster Than Anyone Imagined"
"Legendary investor Warren Buffett seemed to fire a starter pistol last February when he said he would buy 'a couple hundred thousand' homes nationwide. It's hard now to find a private equity firm on the planet that doesn't have a strategy in this space. The market is growing faster than anyone imagined."
"Investors Raise $8 Billion for Acquisitions"
"Larger Wall Street investors rushing into the market have raised between $6 billion and $8 billion, with the intent to acquire between 40,000 and 80,000 foreclosed homes in the months ahead."
If You Can't Beat 'Em, Join 'Em
This is not the end of the world; it’s the beginning of a new one. And the sooner you make the mental "switch" to this new reality, the better.

More and More Million-Dollar Homes Being Snapped Up in Las Vegas
Las Vegas resident Eric Petersen sold this home on Tomiyasu Lane to Treasure Island owner Phil Ruffin for $15 million. The estate boasts more than 71,000 square feet in building space with 18 bedrooms, nine bathrooms, an 11-car garage and 10-stable horse stall.
After some chilly years, Las Vegas’ luxury housing market is heating up.
There were 85 sales of million-dollar homes in the three months ending March 31, up from 39 deals in the same period last year, according to a report this week from Redfin, a real estate listing service.
The homes sold for at least $1 million each. If sales continue at this pace, 2013 will be the best year by volume for Southern Nevada’s high-end housing market since the economy bottomed out.
There were 194 sales of million-dollar homes last year, compared to 188 in 2011, 252 in 2010, 219 in 2009 and 352 in 2008, Redfin reported.
Nationally, there were about 8,300 sales of million-dollar homes last quarter, up from 6,100 a year earlier.
Despite the uptick in volume, many luxury homes in Las Vegas are selling for far less than what the previous owners paid.
Treasure Island owner Phil Ruffin, for instance, sold his 9,158-square-foot Summerlin mansion in January for $2.8 million. It was listed for $3.6 million and before that for $4 million.
Property records indicate the casino mogul bought the home in October 2007 for $5.7 million.
